Author Biography

Alan Billingsley recently left RREEF's (since re-branded as Deutsche Asset and Wealth Management) senior management to pursue personal interests after 13 years at the firm. Previously, he served as head of RREEF Americas' 11-person Research team, which maintains staff in San Francisco, New York and Chicago. He represented Research's perspective within the firm's America's operation, serving as a voting member of its Investment Committee. He is an active member of the Urban Land Institute, now chairing its national Program Planning Committee and its San Francisco Product Council. He is past President and current member of the Executive Board of the local chapter of Lambda Alpha International; is past President of the local chapter of the Counselors of Real Estate; is a member emeritus of the Research Task Force and Steering Committee at the International Council of Shopping Centers; and is active in several civic and educational organizations, including SPUR. He serves on the Executive Board of SWA Group, an international landscape architecture and planning firm and the Advisory Board for Sack Properties, a private equity investor in multi-family properties. Hugh F. Kelly, PhD, CRE is the principal of Hugh Kelly Real Estate Economics and a member of the Board of Regents of Realtor University, an accredited Master's Degree-granting distance learning institution. Hugh was on the faculty of New York University, first as an adjunct professor and most recently as a full Clinical Professor from 1984 through 2016. Prior to establishing his own consultancy, Hugh was Chief Economist at Landauer Associates, where he worked from 1978 - 2001. Anita Kramer is the senior vice president of the ULI Center for Capital Markets and Real Estate. She writes the monthly U.S .Real Estate Business Barometer and directs both the annual China City Survey and the Emerging Trends Asia Pacific report. She is currently developing ULI's quarterly Metro Area Real Estate Business Barometer, as well as a quarterly survey of leading real estate economists. She joined ULI as senior director of Retail and Mixed-Use Development, directing research, education and programs in that area. Andrew "Andy" Warren currently serves as the Director of Real Estate Research for PwC. As the Director of Real Estate Research, Andy is responsible for monitoring all aspects of real estate, including space market fundamentals, capital market trends, regulatory changes and operational developments. Andy is a frequent speaker on issues affecting the real estate market and has also authored numerous articles for internal clients and national real estate publications. Prior to assuming his current role, Andy served as the Managing Director of Real Estate Research for Principal Global Investors, the fourth largest institutional real estate manager in the U.S.
